Caldecote is located to the west of the City of Cambridge, situated to the south of the A428. The village has a shop, social club and Primary School. Secondary Schooling to sixth form level is available at Comberton Village College (4.5 miles). The new village of Cambourne is close by (3 miles) with a range of facilities including a Morrisons Superstore. The university city of Cambridge is about 5.5 miles distant. Railway station 8.5 miles (Kings Cross 43 minutes, Liverpool Street 70 minutes), M11 (junction 13) 4.5 miles.
The university city of Cambridge is a centre of biotech and high-tech industries within the university’s west city site, Cambridge Science Park and the Addenbrookes hospital/Biochemical campus which is one of the largest centres of health, science and medical research in Europe. The city is well known for its attractive historic centre adjacent to the River Cam and there are excellent shopping and recreational facilities.
The site extends to about 4.2 hectares (10.37 acresand lies to the eastern side of Highfields Road. It comprises three fields with an existing block of woodland beyond the northern boundary. The fields are currently used forpasture and are defined by established hedgerows and trees.
The planning permission was granted following an appeal by Gladman Developments Limited against South Cambridge District Council, under Appeal Reference: APP/WO53O/W/16/3149854. The original planning application reference was: S/2510/15OL and the application was dated 23rd September 2015. The development proposal is for up to 140 residential dwellings (including up to 40% affordable housing), removal of the existing temporary agricultural equipment and debris, introduction of structural planting and landscaping, informal public open space and children’s play area, community orchard and allotments, surface water mitigation and attenuation, vehicular access point off Highfields Road and associated ancillary work, with all matters reserved except for the main site access.
Copy of the Decision Notice, Section 106 Agreement, area schedules and all associated documents relating to the planning consent, are available.
Section 106 Agreement
The purchaser will be responsible for all Section 106 Agreement obligations. The main obligations are as follows.
•40% affordable housing.
•Public transport improvements.
•Youth and children’s facilities.
The freehold interest will be available with vacant possession on completion.
Note: The vendor wishes to have the right to connect to the retained land to the east of the site via the access road to be constructed. Redmayne Arnold & Harris act for the vendors.
